What is Tellico Village? (top)
Tellico Village is a planned resort retirement community. It started in 1986 and is made up of approximately 6,000 single family home sites, numerous townhouse areas, 3 championship golf courses, Yacht & Country Club, 2 recreation centers, pools, tennis courts, and community marinas.
Where is Tellico Village? (top)
Tellico Village is stretched along the Western shore of the crystal clear waters of Tellico Lake in the foothills of the beautiful Smoky Mountains. It is 30 minutes Southwest of Knoxville, Tennessee. Sixteen states, the Gulf of Mexico, and the Atlantic shoreline are within 500 miles of here. Tellico Village is just 12.2 miles from I-75, exit 81.
How is the Village governed? (top)
Tellico Village is run by the Tellico Village Property Owners Association, a non-profit corporation that is funded through a monthly assessment paid by the property owners.
How do you become a member of the different facilities? (top)
Ownership of real estate in Tellico Village gives you automatic membership into all golf courses, recreation centers, Yacht Club, and other amenities. All owners pay the monthly POA dues. Dues for 2006 are $75.75. Because not everyone wants to use all the facilities, there are small user fees for the different amenities.

- 18 holes: $18.00 greens fee and $13.00 cart fee (You can walk the course).
- Yearly unlimited golf for the family is $2,430.00 plus cart fee $2,490.00.
- There are programs between these. You decide which is best for you based on how much golf you think you will play.

- Daily fees are $5.50
- All inclusive annual family membership is $294.00

- Community Marina Boat slips starting at $512.00 a year.
What are the utility costs in the area? (top)
Electricity, water, sewer, trash collection, and basic phone are estimated at about $185 to $240 a month. This is for an all electric home. Some homes are heated with other sources, but since this is TVA country, electricity is very inexpensive.
Are taxes really lower than most other states? (top)
Yes! We enjoy no state income tax and our property taxes are very low. In Loudon County, the rate is $1.84 per $100 and in Monroe County it is $1.68 per $100. This is on 25% of the assessed value. For example, taxes on a $300,000 home is approximately $1,300 a year in Loudon County. In 2004, Tennessee was the lowest taxed state in the Union.
If I don't live on the lake, can I still have a boat? (top)
Community boat slips are available from $512.00 a year. Two boat ramps are located within the Village if you choose to trailer your boat. Storage areas are in and around the village if you don't want to keep your boat in your garage.

Tellico is the last of the TVA lakes to be built. Whether your passion is sailing, water skiing, pontooning, or fishing, Tellico Lake can accommodate your boating lifestyle. If this 16,000 acres isn't enough water for you, just lock through to the rest of the world. You can get to the Gulf of Mexico, the Great Lakes, or around the world from here.

The Village offers a wide variety of styles and sizes of homes. We range from the $100,000's to well over $1,000,000. You'll find rustic, contemporary, and traditional homes. We have homes from 20 years old to brand new homes.
Can you still build your own home? (top)
Lots are still available for you to build your dream home. All plans go through the Architectural Control Committee, but there is plenty of room for self-expression.

Tellico Lake, with it's inter-costal connection and great fishing, 3 championship golf courses, Yacht and Country Club, community marina, recreation centers, outdoor swimming pools, gymnasium, tennis courts, and more. The Villagers have established dozens of social, sports, and community clubs and participate in community decision making. East Tennessee's moderate climate and low utility and tax costs are pleasant bonuses, too, not to mention that 2/3 of the population of the United States can get here in a one-day drive.

Not at all. Tellico Village is made up of a heavier percentage of retirees than folks that are still working. We do have young families with children, and empty nesters that are still working.
